LISTING INSPECTIONS

Why wait for the property to sell, only to have the inspector find areas of concern, and have to rush to repair the items before the close of escrow?  

Why not do a Listing inspection?!!!

Benefits

1: Disclosure.
2: Extra time to repair items.
3: Less chance of falling out of escrow due to surprises.
4: Additional incentive for the buyer. The buyer can save money on an inspection if they choose to use the seller’s inspection, or the buyer can choose to only have a re-inspection on repaired items thereby saving more than half the price of a full inspection.


The Inspection will cover over 350 items involving the home.


What will the seller receive with their inspection?

1: Computer Generated, Narrative Report with a separate report of the conditions that we recommend be corrected for safety, or that are damaged or not operational.

2: Three-ring binder with a Sunset Basic Home Repair Guide.

3: “Pre-Closing Inspection Form” for the buyer’s final walk-through before the close of escrow.

4: “Glossary of Terms” to provide definitions and clarify terms and phrases that may appear in the inspection report.
